DealCheck is meaningfully cheaper at the entry paid tier: $10/mo buys unlimited analyses across all four property types. What Each Tool Actually Does

Strategy coverage

Both cover the same four exits. DealCheck has a purpose-built BRRRR calculator (models acquisition, rehab and holding, refinance, and the long-term rental phase) and a wholesale calculator (closing costs, profit, and max allowable offer to the seller). Basis runs Buy & Hold, Fix & Flip, BRRRR, and Wholesale in parallel from one address, rather than as separate calculator flows you open one at a time.

Data entry

DealCheck lets you import property data from public records or a listing, then walks you through a step-by-step wizard; comps and rent lookups are available at the Plus and Pro tiers (up to 10 comps on Plus). You're still the one confirming or correcting most assumptions. Basis pulls value, rent, comps, and owner/distress data automatically as part of an analyzer run, and layers an AI-written memo (ZIP grade, per-field sanity checks, risk list) on top rather than as a $19/mo add-on.

Financial metrics

DealCheck calculates over 80 financial metrics including cash-on-cash return, IRR, cap rate, and NOI, which is a deep and mature metric set. Lead sourcing
