BiggerPockets is where most investors run their first numbers. The calculators are free, the brand is trusted, and a huge share of "how do I analyze a rental" search traffic ends up on their site. Here's what the free tools and Pro membership actually include, sourced from BiggerPockets' own pages as of August 2026, compared against Basis. Pricing and limits change, so verify current numbers before you decide.

What's Actually Free

BiggerPockets offers a set of standalone calculators without a paid membership: a Rental Property Calculator, a BRRRR Calculator, a Wholesaling Calculator, an Airbnb/short-term rental calculator powered by AirDNA, a Rehab Estimator, a 70% Rule Calculator, and a Rent Estimator that pulls comps from an address. Free membership includes up to 5 saved calculator reports.

That's a genuinely useful free tier, and it's the reason so many investors start there. The limit is the number 5: once you've saved five reports, you're either deleting old ones or upgrading.

Note the shape of the pricing is different. BiggerPockets Pro is a flat membership fee for unlimited use of calculators where you supply the inputs (rent estimate, expenses, purchase price). Basis's price buys a metered allowance of runs where the inputs are pulled for you. $39/mo unlimited is cheaper than $49/mo for 40 runs if you're doing the data entry yourself and running more than a handful of deals a month.

Strategy Coverage

BiggerPockets covers the same ground Basis does at the calculator level: buy and hold, BRRRR, wholesale, flip (via the Rehab Estimator plus its rental calculator), and short-term rental via the AirDNA-powered Airbnb calculator, which Basis does not offer. Each BiggerPockets calculator is a separate flow with its own inputs; there's no single address that populates all four strategies at once the way Basis's Deal Analyzer does.

What BiggerPockets Doesn't Do

Based on their public calculator and pricing pages, BiggerPockets does not source or score leads for you (you bring the address), and its calculator pages don't advertise an AI-generated deal memo or ZIP-level risk grade the way Basis's AI Analyst does. BiggerPockets' strength is community and content (forums, podcasts, market data) layered around the calculators, not automated data pulling or deal sourcing.

Where BiggerPockets Is the Better Fit

  • You're new and want free calculators plus a forum full of other investors answering questions, without committing to anything.
  • You want a short-term rental / Airbnb calculator; Basis doesn't model that strategy.

The Honest Take

If you're analyzing a handful of properties a month and don't mind typing in your own rent and expense numbers, BiggerPockets' free calculators (or the $39/mo Pro tier for unlimited reports) are hard to beat on price, and the Airbnb calculator covers a strategy Basis doesn't touch. If the actual bottleneck is finding and scoring leads, not just calculating the ones you already have, that's a different product category, and it's the one Basis is built around.
